What Landfall is built from
A gated community off Eastwood Road and Military Cutoff, built out from the mid-1980s on the old Pembroke Jones estate land and running back to the Intracoastal Waterway with two golf courses through it. Large single-family houses and villas, slab or shallow crawlspace, hardwood and tile through the main rooms with rugs laid over them.
Established, heavily retired and largely full-time — this is not a summer-only address. A lot of the rugs here are good ones that arrived with the household from somewhere else and are now living in a climate they were never bought for.
The Landfall problem
This is the neighborhood where the air conditioning is working perfectly and the rug is still damp. Big houses on this coast get big heat pumps, sized for a run of ninety-five degree afternoons in August. For most of the year that capacity is wrong: through April, May, October and November the outdoor temperature is mild and the dew point is not, so the system satisfies the thermostat within a few minutes and shuts off again. A cooling coil only takes water out of the air while air is being pulled across it, and a short cycle never runs long enough for the coil to get properly cold and start draining — so the house holds its temperature beautifully and sits in the sixties for relative humidity for weeks at a time. Wool will take up close to a third of its own weight in water without feeling wet to the hand, so the rug ends up doing the absorbing on the building's behalf. What gets noticed first is not a smell. It is a rug that has gone heavy and slack and lies differently than it used to, with a problem on the back that nobody goes looking for because nothing was ever spilled.
